Holiday Cottage Booking Terms and Conditions

In these terms and conditions:

  • “You” and “your” refers to all individuals named on the booking form, including anyone added at a later date.
  • “We”, “us”, and “our” refers to Downlands, Burnham Market.

Please also read any specific conditions or restrictions set out in the property listing on our website, as these form part of your contract.

1. When a Booking Contract Is Made

After you submit a booking request, you will receive an automatically generated booking summary via email. This is not a confirmed booking.

A booking is only confirmed when we receive your deposit (or full payment if within 6 weeks of arrival), and you receive a Booking Confirmation Email from us.

2. Payment Terms

  • A deposit is due upon booking (via debit/credit card or bank transfer).
  • If the deposit is not received within 2 days and no delay has been agreed upon, the dates will be released.
  • The remaining balance must be paid no later than 6 weeks before your stay.
  • Bookings made within 6 weeks of the arrival date must be paid in full at the time of booking.
  • No extra charges apply for debit/credit card payments.
  • If payment is not made on time, we may assume the booking is cancelled (no refund of deposit).

3. Cancellation Policy

  • All cancellations must be confirmed by email or telephone, and are only valid once acknowledged by us via email.
  • Up to 10 weeks before arrival: Deposit is non- refundable.
  • Within 10 weeks of arrival:

◦ Deposit is non-refundable.
◦ We will re-advertise your dates and, if successfully re-let, we’ll refund your balance (less a £50 cancellation fee).
◦ If re-let at a lower price, the difference will be deducted.
◦ If not re-let, full payment is forfeited.

If cancellation is due to government restrictions (e.g. lockdown):
You may choose to:

  • Transfer your booking to a later date (price differences apply).
  • Receive a full refund if we are required to cancel due to restrictions.

4. Alterations by Us

We aim to avoid changes, but if necessary:

  • We may offer a significant change.
  • You will be offered:
  1. The revised booking,
  2. A transfer to another date (price may vary),
  3. A full refund.
  • We must receive your choice within 7 days.

If cancellation occurs within 4 weeks of arrival (and it’s not due to force majeure), we will also pay £100 compensation.

5. Arrival and Departure

  • Check-in: After 4pm
  • Check-out: By 10am
  • If you fail to arrive by midday the day after your check-in date without informing us, we may cancel your booking without a refund.

6. Guest Responsibilities

You agree:

  • To keep the property clean and tidy.
  • To follow the law and behave responsibly.
  • Not to sublet or exceed the agreed number of guests.
  • Not to disturb the neighbours or use the property for commercial/illegal purposes.
  • To report and reimburse us for any damages or breakages.
  • To leave the property in a clean condition (extra cleaning may incur charges).
  • To report any damage or missing items upon arrival or during your stay.
  • To allow access for emergency repairs or if terms are breached.
  • Non-compliance may result in being asked to leave the property.

7. Pets

  • Two dogs per property is permitted with prior notice.
  • Dogs must:

◦ Stay off furniture and out of bedrooms.

  • Guests are responsible for cleaning up after their pets.
  • Enclosed gardens are not guaranteed escape-proof.
  • Extra charges may apply for damage, cleaning, or sanitising.

8. Smoking

  • No smoking indoors.
  • Smoking is allowed only in patio area.

Your Information

To process your booking we will need to collect and process personal information. We would like to send you information about our holiday barns, including special offers for future holidays. We may do this by text message or email. If you would rather that we did not do this, please tell us when you book.
